Absolutely!  When you work with a Picket real estate agent to buy your home you will receive a cash rebate check of 1% of the final purchase price of your home.  No strings attached!

For example, if the final price of the home you purchased with Picket is $375,000 you will get a rebate check of $3,750 just after closing on your home!

First, we love what we do and take great pride in delivering our clients exceptional service start to finish.

Second, to save you money!  The typical commission for a buyer’s agent is 3% of the final purchase price of the home.  Picket only charges a 2% commission for buyers, so after closing we give the buyer a rebate check of 1% of the final purchase price of the home.

Yes. The buyer’s agent commission is typically covered by the seller of the home, making the traditional total commission 6% of the total purchase price of the home, with half going to each agent (3% to the buyer’s agent and 3% to the seller’s agent).  Since Picket just charges a 2% commission, we give our buyers a rebate check for 1% of the final purchase price.

Yes, before your offer can be submitted on a home you are wishing to purchase, you will need to qualify for financing.  You can work with any lender of your choice.

Yes. Your Picket agent will ensure you have excellent representation and every “i” is dotted and every “t” crossed during the transaction process in a timely manner.

Picket is as paperless as possible. Wherever possible, the paperwork will be reviewed and signed online.  All completed documents will be stored in your portal for when you need them.

Contingencies are established at the time an offer is made and then drive the timeline for the rest of the transaction.  Your Picket agent will be there to help you make decisions about contingencies and then will keep track of the timelines, due dates, and actions that need to take place during the transaction to ensure a successful closing.

Absolutely!  On average, Picket sellers have save $7,000 in commission (based on a $350,000 sale price) when compared to what they would have been charged by a traditional agent.  Picket charges a 1% commission to sell your home instead of the traditional 3%.  Plus, you pay nothing up front and there are no hidden fees.

Go to the Sellers page and enter your address to get started.  We will get started on a complimentary independent valuation report to help determine the best listing price for your home.  A Picket Agent will follow up to answer any questions you have about listing your home.  There is no obligation, and if you are not interested we won’t bother you or release your information to anyone.

Not obligations at all!  We will provide you with a free Competitive Market Analysis (CMA) to help you determine the best listing price for your home.  What you choose to do next is up to you.

Yes.  We believe that exceptional photos sell home faster.  Every home listed with Picket gets photos taken of your entire home from a professional photographer at no charge.  You can see some sample photos on our Custom Photography page.

Your Picket Agent will come to your house and do a complete and thorough walk-through.  Once we have a good understanding of your property, we will do an analysis of comparable sales in combination with local market trends.  The results of the analysis will be evaluated alongside your personal objectives for selling your home.  Your agent will then provide you with a suggested pricing report for review and discussion.

A few things need to happen before we can get your home listed on the MLS (which includes Realtor.com, Zillow, Trulia, and most other real estate listing websites and feeds).

We will need you to complete your home listing information in your Picket website portal and get it submitted.  From there we will prepare the official listing forms and get them to you for final review and digital signature.  The next step is getting your professional photos taken.

Once we have those steps completed we’re ready to get your home listed!

We will also be running advertising campaigns on social media to promote your home to potential buyers.

Your Picket Agent will work with you directly to schedule showings with you, and work with Buyer’s Agents to make sure your home is shown to potential buyers safely and securely.

We provide a lock box so only licensed and registered Buyer’s Agents can show your home.

We do!  Your Picket Agent will handle all offers and work closely with you to step you through the process and determine which offer will be right for you.

We will also manage all of the details and responses that are part of the offer process.
